We are located at 2005 Sandbridge Road Suite 101 Virginia Beach, VA 23456, in the Food Lion shopping center, at the intersection of Sandbridge Road and Princess Anne Road. We are conveniently located right on your way to Sandbridge Beach.
Check-in / Check-out
Check in starts no earlier than 3pm. We look forward to seeing you! Please arrive between 3pm and 5pm so that we can give you all the details about your stay and your property and answer any questions you have.
We offer many beach homes and condos that feature keyless, coded entry, allowing you to skip the check-in process altogether. No more waiting in line. You'll be given your new door code just prior to 3PM on your arrival day, so that you can go straight to your beach house or conod anytime after 3PM. Not all condos offer this amenity, yet, so please check your property page on our website and check the amenity list.
Weekly rentals are Saturday to Saturday only from the week of Memorial Day through the week of Labor Day. Shorter stays may be available during the rest of the year. Availability varies by property. You may reserve a property by phone, on our website or in person. The first payment is due at the time of reservation. The remaining balance is due thirty (30) days prior to your arrival date. You can pay via credit card or debit card (Visa, MasterCard, and Discover). We also accept personal and business checks through our electronic e-check feature, for reservations with arrivals 10 days out or more. We also accept cashiers checks and money orders. Reservations made with a check-in date of less than thirty (30) days from booking date require payment in full at the time of reservation by credit card, debit card, e-check, or cash only. No written checks can be accepted when booking less than thirty days prior to an arrival date. **Reservations are not confirmed without a signed rental agreement, valid ID, and 50% deposit. Refusal to confirm your reservation in any way will result in immediate cancellation.
All cancellations must be made in writing and received by Beach Pros Realty prior to your check-in date. There are no refunds due to cancellation, unless the property can be re-rented for the same dates and same price. Every effort is made to re-rent the property to minimize Tenant’s loss. Tenant will NOT be issued a refund if the reservation does not rebook and confirm with payment for the original rental term. If the property re-rents and confirms for the original rental term and the original gross rent, Tenant will receive a refund of monies paid, less an 18% cancellation fee (calculated on gross rent) and less non-refundable items including, but not limited to, Travel Protection Insurance. If the property re-rents and confirms for a portion of the rental term or lower than the original gross rent, the shortage between the gross rent for the original rental term and the gross rent for the re-rented term will be deducted, along with non-refundable items and an 18% cancellation fee, prior to issuance of any refund. Refunds, if any, will be issued within thirty (30) days of confirmed payment from replacement Tenant. PLEASE CONSIDER GETTING THE TRAVEL PROTECTION INSURANCE.
MAXIMUM OCCUPANCY/ MINIMUM AGE
Each property has a number of bedrooms, bathrooms, and beds that will sleep and house a certain number of people comfortably. We also pay close attention to local fire code and City ordinances that affect parking, safety, and local requirements. We cannot allow our guests to exceed the maximum occupancy of any of our properties because of this. We do not offer event homes due to the limited parking in Sandbridge Beach, which is a residential area and because of safety issues. We rent to family groups only. You must be 25 or older to reserve a property and a valid ID is required. No parties or events are allowed in our properties during your stay. Beach Pros Realty reserves the right to review all reservation documnetation and has the right to cancel any reservation for any reason, at anytime.
TRAVEL PROTECTION INSURANCE
This insurance can protect you and your family from expenses you may incur due to illness, injuries, weather, and other unforeseen circumstances. This cost is approximately 6.9% of the rental amount. For additional information, please call CSA Travel Protection at 866-298-6846 (Group Plan Code 330CSA) or visit the CSA Travel Protection Coverage Website. The plan is optional allowing you to decline upon booking your reservation. However, you may add this coverage at any time before your final payment is due or 30 days prior to your arrival date, but no later.
TRIP CANCELATION / TRIP INTERRUPTION
100% of Reservation Cost
Provides reimbursement for unused, nonrefundable payments if your trip must be canceled or interrupted. Trip interruption also provides reimbursement for additional transportation costs. Covered reasons include: mandatory hurricane evacuations, sickness, injury or death, extension of school year, armed service leave revocation, involuntary termination of employment or other specific reasons listed in the Policy / Certificate of Insurance.
$600 ($200 daily Limit)
Provides reimbursement for reasonable expenses incurred such as accommodations, meals and local transportation if you are delayed 12 hours or more during your trip due to a covered reason.
Provides reimbursement for the emergency purchase of necessary items if baggage is delayed for more than 24 hours.
Provides coverage for loss of limb or life in the event of an accident while traveling, or within 180 days of that event.

Damage Protection Fee
A non-refundable, taxable Accidental Damage Fee is charged on every reservation. Payment of this fee protects you for up to $500 in the event of accidental loss or damage to the rental property, that is not the result of negligence or willful conduct by you or others in your party. Any damages must be sent to our office in writing immediately.
Tax rates are governed by the Commonwealth of Virginia and the City of Virginia Beach and are subject to change without notice. Currently, the tax rate is 15.5% (9.5% city and 6% state). The tax is applied to all rents and charges associated with a reservation.
MAINTENANCE & REFUNDS
Please report any nonworking equipment to the Beach Pros Realty office. We will make every effort to have repairs made quickly. Owner & Agent shall have the right to enter the property to inspect and make repairs during the rental period for any reason. Guest shall be charged for unnecessary maintenance calls. No reduction of rent, rebate, or refund will be issued for any mechanical failure of major or minor equipment or appliances, public utility interruptions, guest dissatisfaction, or for errors in website, or rental agreement including changes made to decor, furnishings, equipment, etc. There will be no refunds for inclement weather, including hurricanes, however, there is a Travel Insurance Plan available and is highly recommended.
After Hours Emergencies
Our office hours are Monday through Saturday 9am - 5pm. However, please do call and leave us a message if you experiencing a true rental emergency after business hours, so that we get the message first thing the following business day. This is a Property Management company, you have rented a private beach property, and this is not operated like a hotel. There is no 24 hour concierge or front desk person. The experience is much the same as if you rented a home to live in for a year, you're just staying for a shorter timeframe. There are no specific contractors available on call for middle of the night HVAC, Plumbing, or Electrical repair etc., in Sandbridge. For all other issues, contact our office during business hours 9am - 5pm Monday - Saturday. We will respond very quickly! If you are experiencing a life threatening emergency, dial 911.
Locked out of your beach home or condo?
If you find yourself locked out during normal business hours, you can come by our office and we will get you a replacement key. Please remember to return all keys upon check out to avoid a key fee. If you are locked out of your property after hours, you will need to contact a locksmith. Please do not lock yourself out.
Differences between a hotel and a private beach property
There are some big differences between staying in a hotel and renting a privately owned beach property. If you haven't done this before, you may find this information very helpful. These privately owned beach homes and condos are full sized, furnished, and decorated, private, properties. These homes and condos are cleaned prior to your check-in and are furnished including full sized kitchens stocked with cookware, dishes, and utensils. They are meant to feel like a home away from home and are owned by various private individuals and families.
What to expect
Our properties are furnished and decorated according the individual owner's taste. Not everyone's taste is the same and there are no refunds for variations in taste. The beds come with pillows and basic bedding such as comforters or quilts. We provide a complimentary linen package for all stays, all year round. The beds will made for you prior to your arrival. You are renting a privately owned property in a residential neighborhood. There are many local residents living in the area as well as other families vacationing in Sandbridge. There are no hotels in Sandbridge Island, thus allowing you to enjoy a more family oriented environment. We ask that you enjoy all the things your property and the area has to offer while being respectful of the other residents and vacationers. All of our properties are strictly non-smoking. Sanctuary condominiums do not permit smoking or vaping anywhere on site except for in designated smoking areas. These can be located at: the northwest corner of the A building parking garage, the southwest corner of the B building parking garage, and at the cabana pool bar, only.
Items you will need
You will need to bring / buy food and drink including any condiments, paper towels, toilet paper, dish soap, and dish washing detergent, as the kitchens are stocked with cookware, dishes, cups, plates, coffee pots, toasters, and utensils but not perishable foods, drinks, or kitchen towels. You will need to bring all of your toiletries and your personal necessities including toilet paper, shampoo, conditioner, hair dryer, soap, tooth brush, tooth paste, razor, lotions, sunscreens, insect repellent etc. You will need to bring your own beach towels. Some properties provide access to a storage shed or garage. Those areas are provided for your convenience to hold your beach items. Please refer to the property page on this website or ask one of our friendly reservationist about your property. The Sandbridge Market is at the corner of Sandbridge Road and Sandpiper Road, there are also gift shops near that location that sell swim suits, beach towels, fishing gear, bait, and other items of interest. There is also a Food Lion grocery store, a Harris Teeter, a Super Walmart, and a Target just a few minutes away in the Red Mill shopping center.
Sanctuary Condo Swipe Cards
If you lose your Sanctuary Condo swipe card/ FOB that allows you access to the elevator and main building entrances, the fee to replace them is $25 each. We provide these for you attached to lanyards along with your door keys, so that they are easier to keep up with. Please keep them with you. You may drop by our office during hours of operation and we will get you another if you loose the ones we issue you. All swipe cards given to you for check-in must be returned upon check-out or you will be charged $25 for each missing card.
Lost / Missing Keys
If you lose your door key(s) to your property, during operating hours, just come by our office. The replacement cost to you is $25 each. All keys given to you at check-in must be returned upon check out or you will be charged $25 for each missing key.
LOST & FOUND
Please make sure that you take all your belongings with you when you depart. Beach Pros Realty is not responsible for things left behind. Should we find something and contact you, shipping fee and service charge is at the tenant's expense.
We have a selection of beach houses that allow dogs. If you have not paid the pet deposit and arranged this with our office in advance, you cannot bring a pet to your beach property. At pet friendly beach houses, you may bring up to 2 house trained, adult, dogs. The pet fee is $200 for 1 dog and an additional $100 for a second dog. Please refer to your Rental Agreement for those terms and conditions. You must pick up after your pets inside and out during your stay and adhere to local laws and ordinances. Condos do not permit pets. We do adhere to the laws that allow for service animals and guide dogs, with proper certification.
Dogs are allowed on the beach in Sandbridge and in Virginia Beach in general but local ordinances must be followed.
The "leash law" applies to dogs only. This ordinance states that when a dog is being walked on any city sidewalk, city street or public right-of-way, it has to be on a leash or lead at all times. Dogs being walked on a leash must also be wearing a city pet license.The "Pooper Scooper" ordinance - Yes, there is an ordinance that prohibits any owner or person in control of a dog to allow the dog to urinate or defecate on public or private property. It does not constitute a violation on public property if the owner or custodian immediately removes the material defecated and disposes of it in a safe and sanitary manner.
The "Pets on the Beach" ordinance - This is allowed during certain times of the year and under certain restrictions. During the "season," which is defined as the time period from 6:00 p.m. on the Friday before Memorial day through 6:00 p.m. Labor Day of each year, NO pets are allowed on the public beaches, the boardwalk or the grassy area west of the boardwalk between Rudee Inlet and 42nd Street. This restriction also covers any pet, other than a dog or cat, unless the animal is in an escape-proof container. This includes, but is not limited to, any mammal, bird, or reptile. During this same period, pets are not allowed on any other public sand beaches except before 10:00 a.m. and after 6:00 p.m. It is unlawful to allow any pet to defecate on any public sand beach or litter the boardwalk or grassy area west of the boardwalk. In the event a pet defecates on the sand beach, the owner or custodian must remove the material defecated and dispose of it in an airtight container or wrapper and place same in a garbage receptacle. Additionally, during the times pets are permitted on the beaches, the owner or custodian must carry a container of sufficient size and adequate design to remove and dispose of all feces deposited by the animal.
Driving on the beach, bonfires, glass containers and/or alcoholic beverages, and fireworks are not permitted by Virginia Beach City Ordinances. Swimmers always have the right-of-way over surfers. For your own safety, it is unlawful to swim more than 50 yards from shore. Virginia Beach no longer allows personal items to be left on the beach unattended at any time. City employees will be removing and disposing of these items daily. These items include, but are not limited to, tents or canopy structures, chairs, umbrellas, coolers, boats, surfboards, and personal items. These items will need to be taken off the beach daily to avoid disposal. Replacement cost of locally leased beach equipment that is taken by the city in this manner will be the responsibility of the lessee. Please help keep our beaches clean by removing your litter before leaving the beach.
POOLS & HOT TUBS
For homes with a private pool or hot tub, check the property listing on www.beachprosrealty.com for availability dates, which generally range from May through September though vary according to our local weather. Pools & hot tubs are cleaned and treated twice per week, once the day of your arrival and again mid week. Our pool service will not disturb you during your stay. They will simply access the pool or hot tub from the outside, do their work, and depart. Additional servicing will be at the guest’s expense. Please CLOSE THE LID to the hot tub when you are not using it so that it will stay hot and is ready for the next time you want to use it. Do not sit or place objects on hot tub covers. Please do not reprogram the settings on the hot tub. Please help keep the pool and/ or hot tub clean during your stay by rinsing off ALL sand and emptying your children’s swimwear of collected sand and debris before getting into the pool and/ or hot tub. Dogs are not permitted in pools or hot tubs. Please supervise your children carefully. Outdoor Pools are available for guest's use for dates listed on the specific property page. Pools heated by a solar heat system have the potential for the water temperature to get as high as 80 degrees but typically no warmer than 15 degrees above the outdoor ambient air temperature. We cannot guarantee any particular water temperature and no refunds will be made.
COMPLIMNETARY LINEN PACKAGE AND BED-MAKING
Linens and Towels are provided for all rentals year round. This does not include winter rentals, or long-term rentals. For weekly stays: beds will be made for you prior to your arrival. For winter rentals, please bring all linens including sheets, pillow cases and towels with you.
Your complimentary linen package includes, 1 fitted sheet, 1 flat sheet, and 1-2 pillow cases (based on size and type of bed), for each bed. 1 terry style bath mat for each bathroom, 2 kitchen towels, and bath sets equal to the max occupancy of your specific property. Bath set includes, 1 body towel, 1 face/ hand towel, and one washcloth. All properties offer a full size washer and dryer for your convenience.
TRASH PICK UP
For houses: Please put your trash in the outdoor trash bins, located beneath or beside the home. Trash not placed inside the large black trash bins, will not be picked up. Please place the large trash bins on the curb either very early the day of, or the evening before trash pick up day. Memorial Day through Labor Day, trash service arrives Tuesdays and Saturdays. In the off season, trash day is Tuesday.
For Condos: The Sanctuary Condos offer multiple trash chutes located in breezeways throughout the development, indicated by directional sign. The Sandbridge Dunes Condos have dumpsters located in the back of the development.
The Seaside Condos have dumpsters located just off the parking lot.
All of our properties provide complimentary WIFI access free of charge to our guests, so please don’t forget to bring your laptops, tablets, or other devices.
GRILLS AND SAFETY
International Fire Code states that open-flamed cooking devices shall not be operated on combustible balconies or within 10 feet of combustible construction. Open-flamed cooking devices are not permitted on condominium decks/ balconies at all, due to condominium bylaws and rules. Tenant is responsible for damages occurring as a result of misuse. ALL condo communities have grilling stations on the grounds that are there for you to use and enjoy.
Decks shall at no time during tenancy exceed the stated maximum property occupancy. This is extremely hazardous. Do not use grills on wooden surfaces or decks. Do not move grills to deck areas or within 10' of the beach home or any other structure on the property. It is a fire hazard to use grills on wooden surfaces.

WHERE IS THE NEAREST GROCERY STORE, LIQUOR STORE, AND SHOPPING?
The local Sandbridge Market is open 7 days a week. The closest large chain grocery store is Food Lion, located on Sandbridge Road at the Princess Anne intersection. Wal-Mart, and Harris Teeter are located within a short driving distance. The Red Mill Commons shopping center, offers various restaurants, specialty shops, pharmacies, clothing stores and a liquor store.

CAN I BRING MY BOAT?
There is no public launch site for the ocean or bay in Sandbridge Island. However, you can rent a home that offers a boat ramp, dock, or both. View all of our bayside homes here. Not all bay homes offer boat docks or ramps.
Watercraft to be used in the bay should be limited to kayaks, canoes, jet skis and motorized boats with a maximum water draw of 12”. The nearest locations for public launch sites are Rudee's Inlet, approximately 20 minutes from Sandbridge, Munden Beach, Horn Point and West Neck Creek Marina. Click here for details and directions.
DO YOU NEED A FISHING LICENSE?
A license is required for all fishing in Virginia for everyone over the age of 16. You can easily obtain a 5 day freshwater & saltwater license or a 10 day saltwater license for a small fee at WalMart (757) 430-1836 or you can buy them online at VA Dept. of Game & Inland Fisheries.

Please use marked public walkways or stairs when accessing the beach. Walking on dunes is prohibited. Not all oceanfront properties have private beach access. The city accesses are clearly marked and maintained. Below is a list of accesses. The pairs of oceanfront street numbers are on either side of the city public access path.
